Privacy Policy

This website, exclusivehomesvi.com (the “Site”), is operated by Exclusive Homes LLC (“we,” “us,” or “our”), a limited liability company based in St. Thomas, U.S. Virgin Islands. Our business address is PO Box 600435, St. Thomas, VI 00801.

This policy explains what information is processed when you visit the Site or contact us, and how that information is used. It applies only to the Site.

The Site is informational. It has no user accounts, no comments, and no online transactions. The only information you send us through the Site is what you choose to put in the contact form.

Contact form. The form on our contact page asks for your name, your email address, an optional subject, and your message. When you submit it, that information is sent to us as an email through Resend, an email delivery service that acts as our processor. The Site does not store submissions in a database. We use what you send only to answer you and to keep an ordinary record of the correspondence. The form also includes a hidden field used to detect automated spam; visitors never see or fill it in.

Server logs. The Site is hosted by Vercel Inc. Like most web hosts, Vercel automatically processes standard technical information when a page is requested, such as your IP address, browser type, device type, referring page, the page requested, and the date and time of the request. This information is used to deliver the Site, keep it secure, and diagnose technical problems. We do not use it to identify individual visitors.

Email. If you email us, we receive your email address, your name if you include it, and whatever you choose to write in your message.

The Site does not set cookies, does not use analytics or advertising tools, and does not track you across other websites. Fonts and images are served from the Site itself, so loading a page does not send requests to third-party font or tracking services.

We use the limited information described above only to:

• operate, secure, and maintain the Site;
• reply to messages you send us and provide the services or support you ask about;
• keep ordinary business records of our correspondence; and
• comply with legal obligations.

We do not sell, rent, or trade personal information, and we do not use it for advertising.

We share information only in these limited circumstances:

• with service providers who host the Site or deliver our email, currently Vercel and Resend, solely so they can provide those services;
• when required by law, subpoena, or other legal process; and
• to protect the rights, property, or safety of Exclusive Homes LLC, our clients, or others.

Server logs are retained by our hosting provider for a limited period according to its own policies. Messages sent through the contact form reach us as email and are kept, like other correspondence, for as long as needed to respond to you and to maintain reasonable business records, after which they are deleted.

The Site links to websites we do not control, including the Apple App Store, Google Play, and modernaview.com. When you follow those links, the privacy practices of those services apply. Our apps, We Move VI and ModernaView, may process information as part of their features; how each app handles information is described in that app’s own privacy policy.

The Site is served only over encrypted HTTPS connections. We take reasonable steps to protect the information we receive, but no method of transmission over the internet or electronic storage is completely secure.

The Site is intended for a general business audience and is not directed to children under 13. We do not knowingly collect personal information from children. If you believe a child has sent us personal information, contact us and we will delete it.

You may ask us what personal information we hold about you from your correspondence, ask us to correct it, or ask us to delete it, subject to any records we are required to keep by law. To make a request, email info@exclusivehomesvi.com. We will respond within a reasonable time.

We may update this policy from time to time. Changes take effect when they are posted on this page, and the effective date at the top of the page will be updated.
