The company

One company, three disciplines, one territory.

Exclusive Homes LLC is a limited liability company founded and based in St. Thomas. We work where technology, property, and media meet in a small island market, and each part of the business informs the others.

Our software grows out of problems we have seen first-hand in the Virgin Islands, and we build and support it here. Consulting clients get analysis informed by on-the-ground work with homes, sites, and projects across St. Thomas, St. John, and St. Croix. Media clients get photography and video made by people who study property closely and know what is worth showing.

We stay deliberately focused on the territory. Water from cisterns, power reliability, hurricane-rated construction, inter-island logistics, and seasonal demand are part of every conversation we have, not footnotes to a mainland playbook.

Where we work

St. Thomas, St. John, and St. Croix.

The three main islands share a government and a currency, but they are distinct markets with different access, land availability, logistics, and rules of thumb. We work across all three.

St. Thomas
Our home base and the territory’s commercial center, from Charlotte Amalie and Frenchtown to the East End around Red Hook. It has the widest mix of residential, rental, and commercial property in the territory.
St. John
Reached by ferry from Red Hook. Roughly 60 percent of the island is Virgin Islands National Park, which shapes where and how private property is developed around Cruz Bay and Coral Bay.
St. Croix
The largest of the three islands, with its own economy centered on Christiansted and Frederiksted, more available land, and a pace of development and set of logistics distinct from the northern islands.
