Property in the U.S. Virgin Islands carries practical constraints that rarely appear in mainland planning. These are the factors we examine on every engagement.

- Water
- Most homes rely on rainwater collected in cisterns, supplemented by trucked or piped water. Cistern capacity, condition, and roof catchment matter to both daily life and long-term maintenance.
- Power
- Utility supply is less dependable than on the mainland and outages happen. Solar, battery storage, and generators change how a property runs day to day, and we account for them.
- Weather
- Hurricane season runs June 1 to November 30. Roof design, openings protection, and windstorm insurance availability all affect how a property holds up and how readily it can be covered.
- Logistics
- Most building materials arrive by ocean freight. Lead times, freight availability, and the car barge to St. John shape schedules more than most mainland owners expect.
- Regulation
- Building permits run through the Department of Planning and Natural Resources, and coastal sites may require Coastal Zone Management review. Planning for approvals early avoids long delays.
- Three markets
- St. Thomas, St. John, and St. Croix differ in access, land supply, market conditions, and visitor patterns. Analysis that treats the territory as one market will miss what matters.
